Your Opportunity

With a growing portfolio, Stantec is recruiting for an experienced Corporate Real Estate Manager. The ideal candidate will be located in the Edmonton, Alberta office. Other Stantec office locations in Canada or the USA will be considered for the right candidate.  

 

Stantec’s corporate real estate portfolio includes over 7M SF of space that house our own consulting operations (primarily leased commercial/office space, with some owned property, residential leases, tenants/subtenants and industrial space) distributed among over 400 office locations broadly across the U.S. and Canada, with several international locations.

 

Reporting to the Vice President, Global Real Estate, and as part of a comprehensive Corporate Real Estate team, this position will be responsible for all corporate real estate requirements and support for an assigned geography (TBD) as well as for major projects and transactions as assigned across the entire portfolio.

Your Duties

As the Corporate Real Estate Manager, you will bring to the position comprehensive experience from the occupier side, including a focus and substantial background in commercial/office space lease negotiations and transaction management, strategic planning, and a well-rounded knowledge of the life cycle of the occupier’s perspective in space – from strategic and space forecast planning, through project assessment and scoping, transaction management, lease negotiations, and the tenant improvement cycle. Ideally you will have broad transaction and office leasing experience across the U.S. and Canada. Exposure to international transactions in a wide range of countries would be a significant advantage.

 

You will be part of an energetic and highly collaborative internal Corporate Real Estate team. You will bring expertise in very assertive negotiations and creative strategic planning to secure best possible terms for Stantec. You will understand and be highly effective in leveraging our broker partners (account team and local brokers) in Stantec’s best interests in every transaction. You will be comfortable with a high volume workload of challenging projects, and be willing and able to learn as well as share your knowledge and expertise with the balance of the team in our collaborative model. You can expect a broad range of projects and transactions – from 2, 500 to over 50,000 RSF and any combination of renewal, right-sizing, relocation and complex multi-site consolidations.

In the position you will act as a trusted expert advisor in developing and leading the corporate real estate strategy for the assigned projects and regions to support local operations across the occupier life cycle. Internally this will involve regular collaboration with regional executives, local operations and leadership, facilities and project management resources, Legal Services, Finance, IT, and Procurement. Externally this will include close collaboration with and management of external real estate portfolio management provider, landlords, subtenants, local real estate brokers and other real estate industry professionals. You will personally lead the transactions and lease negotiations with responsibility for all business terms, risk management and final lease language.

 

Effective relationship building, a commitment to customer service, and excellent communication skills will be fundamental to success in this role. The successful candidate is expected to develop key relationships in order to gain a solid understanding of the assigned business group’s operational requirements as they relate to business strategy. An innovative and creative approach will aid in identifying corporate real estate opportunities and proactively mitigating business risk.

In particular, this role will:

  • Develop and implement the real estate strategy for locations/markets and projects implementing key efficiency and space planning metrics
  • Ensure broad internal client engagement in and support of the project (including regional leadership, business line leadership, local business leads and key functional services teams).
  • Evaluate markets, manage consulting brokers, conduct site visits, and have a thorough. understanding of locations and potential strategies and operational plans and requirements within each assigned market.
  • Lead a wide variety of transactions in assigned markets (including leases, subleases, renewals/extensions, amendments, relocations, consolidations, downsizing, other dispositions), managing consulting and local broker activities, site tours, short lists, negotiating the terms and conditions of agreements, preparation/review/analysis of all leases and other documents, ensure corporate and title searches completed, financial analysis and other requirements through to and after execution.
  • Negotiate appropriate terms and conditions consistent with Stantec’s strong covenant, preferred contract terms and risk management profile, applying very assertive negotiations and leverage to achieve outstanding lease terms and financial results.
  • Manage and guide client department’s space requirements against Stantec standards and guidelines.
  • Within the broader tenant improvement team, support and coordinate the development and build out of tenant improvement projects including defining landlord/tenant work.
  • Manage and reduce vacancy within assigned locations including early terminations, negotiating termination options, sublease marketing and other actions to minimize vacancy.
  • Support the administration of the lease over the term – including CAM/opex review, facility issues, notice provisions and other requirements arising from the lease – working with Corporate Real Estate, Real Estate Finance, facilities, local operations, landlords and property managers.
  • Analyze acquisition targets from a real estate perspective, complete detailed due diligence reviews, negotiate and finalize all real estate agreements required to complete the transaction (including leases, assignments, consents and other documents), identify key action items for the transaction and coordinate the integration of the real estate components.
  • Support and contribute to key team activities including reporting, analytics, and performance metrics.
  • Support key Finance activities by providing input as required, including annual budget forecast, identifying and reporting vacancy, coordinating on lease exits and sublease losses and related approvals and impacts, and other requirements as may be determined.

Your Capabilities and Credentials

Education:

  • Bachelor’s degree in Real Estate, Business, Finance, or Economics.
  • Corporate real estate education and certification (MCR or SLCR) or other CoreNet professional education.
  • Real Property Administrator (RPA), Certified Property Manager (CPM) designation or other real estate specific professional education would be an asset.

Experience:

  • 3 to 5 years of corporate real estate experience with a large tenant organization or third party portfolio manager, focused primarily on commercial/office lease negotiations, due diligence, documentation and financial analysis from the tenant/occupier perspective.
  • Significant personal hands-on experience in office space lease negotiations, transactions and documentation, including a demonstrated assertive negotiation style and capability.
  • Experience in delivering corporate real estate services and transaction management in collaboration with an external portfolio management partner.
  • Broad experience in a variety of corporate real estate and facility management functions including asset management, lease administration, capital planning, property management, acquisitions/dispositions, and tenant improvement project management would be an asset to the role.
